Did you know that…?
If you are not a resident but own a property in Tenerife and, therefore, in Spain, you must pay an annual tax known as “Impuesto sobre la Renta de no Residentes”, or “Income Tax for Non-Residents” (IRNR), which is applied to the previous year.
You still have to pay this tax even if you have purchased the property during the present year, and it is calculated proportionately to the number of months for which you have owned the property.
The deadline for payment is during the calendar year following the accrual date: 31st December.
If you live in Spain, you must pay “Impuesto sobre la Renta de las Personas Físicas”, or “Personal Income Tax” (IRPF), which is applied to the previous year.
The deadline for payment is: 30th June.
“Impuesto sobre Bienes Inmuebles”, or “Property Tax” (IBI): an annual property tax.
Rubbish: in most cases, this is paid twice a year.
Unlike other countries, no notice of payment is received in Tenerife.

It might sometimes be difficult to communicate with water, electricity or telephone suppliers or with the authorities, the police, your bank, the person sent by your insurance company in the event of damage, the administrator, etc.
We’ll help you and advise you on your contacts with these public and private organisations to provide you with a better understanding.
We can also help you when you receive post in Spanish that you don’t understand.
BUYING & SELLING
Are you buying directly from the owner?
We guarantee A-to-Z administrative assistance.
Once you have found the property you want to buy, we’ll check that it is free of encumbrances and mortgages, we’ll prepare a preliminary contract, we will accompany with you to the notary and we’ll take care of all the documents required for a change of ownership.
If you need a mortgage, we’ll help you get one.
We take care of listing the change of ownership with the Property Register, the contracts with electricity, water and gas providers and, where required, the telephone and the owners’ association to ensure everything is transferred to your name.
Do you want to sell directly to a private buyer?
We’ll contact the buyer or his/her representative to ensure all the formalities related to the sale are completed properly, the taxes are paid, and the ownership is changed correctly.
We will accompany with you to the notary.
FORMALITIES FOR YOUR VEHICLE
We can arrange an appointment and accompany you to the MOT test.
You can take out an insurance policy for your new or used car.
